General Responsibilities:Instrumentation:   Responsible for calibrating, specifying, purchasing, installing, troubleshooting and maintaining all instrumentation in the plant Make sure annual calibrations are completed and documented on all required instrumentation Repair instrumentation and valves as required; work with outside vendors to insure instrumentation is functioning properly Installs, tests, repairs, inspects, and maintains metering and recording instruments, controlling devices, data logging and display equipment, communications and telemetry systems; and performs related work as required. Serves as the resident expert for all instrumentation related issues. Respond to trouble calls and provide immediate response to support manufacturing operations Prepare calibration procedures for advanced analytical instrumentation and processes used in pharmaceutical manufacturing processes and QC laboratories Responds to emergency situations and has the ability to troubleshoot, diagnose, and repair electrical equipment. May at times be required to be on-call for emergency contact. Ability to disassemble (tear-down) and rebuild instrumentation to manufacturer’s specifications. The tenant rents are subsidized by the Federal Government through the Section 8 rental subsidy program of the U.S. Department of Housing and Urban Development (HUD). Tenants pay 30% of their adjusted gross income for rent.             The main purpose of the Asst. Maintenance Superintendent position is to assist the Maintenance Superintendent in the supervision of the maintenance and janitorial employees and the oversight of the day to day operations of the buildings. The Asst. Maintenance Superintendent is a working position in that the employee in this position is expected to perform the same maintenance duties as the other maintenance assistants in addition to the supervisory duties of this position. SPECIFIC DUTIES AS ASST. Maintenance. Superintendent, like the Maintenance Superintendent and Management is on call 24/7 except when on a scheduled vacation. Due to the nature of the buildings there are many incidents that may either require additional expertise or need additional staff called in. As a result, the Asst. Maintenance Superintendent is the person responsible for these duties and will in most circumstances be the first person called and the person responsible for handling the situations. The Maintenance Superintendent is only to be called in an emergency or when there is a serious problem which requires his expertise. The Asst. Maintenance Superintendent should expect to be called at any time of the day or night either by other staff members or on-site live in staff for advice or to assist with a problem at the building and is expected to be readily available to assist over the phone or to report to the buildings to assist in person when necessary. The average additional hours that involve either phone calls or visits to the buildings after regular work hours and on weekends is about 1-3 hours per week. While there is no additional compensation for any phone calls received, whenever it is necessary to come to the building to address a problem, the Asst. Maintenance Superintendent will be paid as follows for any time over their normal 40 hours per week: 1 1/2  times their normal hourly rate on weekdays and weekends and 2 times their normally hourly rate on any holiday when the office is normally closed. Computer Skills required: The Asst. Maintenance Superintendent will be responsible for checking the internet based calendar regularly, keeping track of appliances, HVAC units, and misc inventory in a Microsoft Excel spreadsheet. They will also be required to produce numerous notices regarding work to be done such as filters, laundry, water shut downs, exterminator etc. They will need to use the internet to search for products, parts, and answers to questions. They will need to use on a regular basis Outlook Express email program for both interoffice correspondence and correspondence with vendors, consultants etc. They must be experienced with Internet Explorer, Microsoft Office, especially Word, and Excel, and graphics programs such as Print Shop etc.  Fair Housing Training: The Asst. Maintenance Superintendent will also be required to participate in Fair Housing training and any other training deemed necessary by Management in accordance with HUD rules and general housing practices. This may at times involve travel either by auto or airplane. Communication Skills: The person in this position must have excellent interpersonal oral communication skills as they will be talking with and explaining to tenants, staff, contractors, vendors etc. They also need to have very good written communication skills and they must be able to use modern technology to communicate.
